When you first visit, a notice gives you three equal options: Accept all, Reject optional and Manage preferences. Nothing in the Preferences, Statistics or Marketing categories is loaded or stored until you have chosen to allow it. Rejecting is as easy as accepting, and refusing optional cookies does not limit your use of the public website.

These are required for the website and the resident portal to work and to keep your account secure. They are exempt from consent under the Privacy and Electronic Communications Regulations, so they cannot be switched off.

Statistics — off unless you accept
We do not currently run any statistics or analytics technology on this website. There is no Google Analytics, no tag manager and no third-party measurement script. If we add one, it will only load after you accept the Statistics category, and this page will be updated with its name, provider and retention period first.

Marketing — off unless you accept
We do not currently use any advertising, re-marketing or social-media tracking technology on this website. There are no advertising pixels and no cross-site tracking. Our Facebook, Instagram and LinkedIn links in the header and footer are ordinary links: nothing is loaded from those platforms while you are on our site, and they only see you when you click through.
Third-party features
- Website fonts — the typefaces used by this website are stored and served by this website. Your browser does not contact Google Fonts or another font provider.
- Google Maps — this website does not currently embed a Google map. If one is added, it would set Google cookies as soon as it loaded, so it will be placed behind the Preferences category and will not load until you accept.
- Live chat — there is no live chat or chatbot on this website. Enquiries reach us through the contact and quote forms, which submit directly to us and set no tracking cookies.
- WhatsApp — the "Message us" and "Message us on WhatsApp" links are ordinary links to a chat with us in WhatsApp. Nothing is loaded from WhatsApp or Meta while you browse our site and we set no cookies for it; you only reach their service when you click. Once you are in the chat, WhatsApp's own privacy notice applies to your messages.
- Resident portal — the portal at /portal is a sign-in area. It uses the necessary sign-in and security storage listed above, plus the optional Preferences items if you have accepted them. It carries no advertising or analytics technology.
- Hosting and infrastructure — our host and database provider may log technical information such as your IP address and browser for security, fraud prevention and fault-finding. That is server-side logging, not a cookie, and it is covered by our Privacy Statement.
To be confirmed: if you later add embedded maps, video, analytics, a chat widget or a booking tool to this site, tell us and we will list the specific cookies and retention periods here and wire them to the matching consent category.
Managing cookies in your browser
Your browser also lets you view, delete and block cookies and local storage, usually under its privacy or site-data settings. Blocking everything will not stop you browsing the public pages, but it will prevent signing in to the resident portal.
