General information, not advice
The pages on this website, including the FAQs, describe how we usually work and what leaseholders and directors commonly ask about. They are general information and are not legal, financial or tax advice given to you about your own situation. Your lease, the terms of any management agreement and current legislation will decide what applies to a particular building.
Take advice on individual decisions
Before acting on a matter such as a right to manage claim, a lease extension, a tribunal application, a major works dispute or a purchase of a freehold, you should take advice from a solicitor or other qualified adviser who has seen your lease and the relevant documents. We will always tell you where we think that is the sensible step.
Accuracy and figures
We take reasonable care to keep the information on this website current, but we do not warrant that it is complete, accurate or up to date. Service charge figures, budgets and dates shown in our reports relate to the period stated and are prepared from the records available at the time; budgets are estimates, not guarantees of what will be spent.
Liability
We aim to be transparent about the limitations of our service and will tell you promptly when something has gone wrong. Nothing on this website excludes or limits our liability for death or personal injury caused by negligence, for fraud, or for anything else that cannot lawfully be excluded, and our liability for the management service itself remains governed by the management agreement.
Emergencies
If there is an immediate danger to life, such as a gas leak, electrical fault or fire, contact the emergency services first. For an urgent problem with a building, follow the emergency procedure issued to leaseholders for that building and report it to us as soon as you are able so it can be recorded and instructed.
Other websites
Links to other websites, such as Companies House, The Property Ombudsman or the Information Commissioner's Office, are for convenience. We do not control them and are not responsible for their content.
Complaints
Raise the matter with us first so we can investigate and put it right. If it is not resolved through our complaints process, you may be able to take it to The Property Ombudsman, with which we are registered under the Residential Leasehold Management category, or to the First-tier Tribunal (Property Chamber) where that is the correct route.
Something not clear? Ask us directly.
We would rather answer a question than have you guess. Send us the building and the issue and we will tell you what applies.
